Silicone renewal and resealing is the most valuable small job in any bathroom. That means the shower's internal corners and the floor junction, the join between a bath and the tiled wall, around basins, vanities and splashbacks, and the seal around a shower screen, all stripped and redone rather than having fresh silicone run over the top of failed silicone, which is the single most common mistake in this work and traps the mould underneath. Regrouting and tile repairs is the second group: grout that has cracked, crumbled or washed out of the joints, hairline cracking along the floor to wall junction, individual chipped or drummy tiles replaced, and full regrouts of a shower base where the joints have gone porous. Loose or failed fittings covers towel rails and robe hooks that have pulled out of the tile, soap holders, shower screens that no longer sit square or drag on the base, toilet roll holders, mirrors and cabinets, and the tap and spout escutcheons where the wall seal has failed. How We Make a Wet Area Sound

The first stage is stripping back the failed seal completely, and it is the stage that separates a five-year reseal from a six-month one. Old silicone is cut and scraped out to the full depth of the joint rather than trimmed at the surface, residue is removed so the new bead has clean substrate on both faces to bond to, and any mould growth is killed rather than sealed in, because silicone applied over a contaminated joint will blacken from underneath regardless of how good the product is. Failed grout is raked out to a consistent depth across the whole joint rather than skimmed. The second stage is preparing and resealing properly. Surfaces are dried out fully before anything is applied, which in a bathroom in use often means the room being out of action overnight first, joints are masked so the bead is a consistent 6 mm to 8 mm width rather than smeared wide to hide an untidy edge, and grout joints are raked back to a full 3 mm depth, and a mould-resistant sanitary-grade silicone is used in wet areas with a polyurethane sealant where a joint has to take movement. Grout is mixed to the manufacturer's ratio rather than by eye, worked fully into the joint and cleaned back before it hazes. The third stage is cure time and aftercare, and it matters more than people think: silicone needs a full 24 hours before the shower goes back into service, and using it early is the most common reason a fresh reseal fails. You get told when it can be used and how to keep it, which mostly means squeegeeing the screen and ventilating the room.

Why Small Bathroom Faults Get Expensive

A bathroom is the only room in a house that is deliberately soaked several times a day, and the entire defence is a waterproof membrane under the tiles plus the seals you can see. Tiles and grout are not waterproof; they are the wearing surface. Once a corner bead has perished or a grout joint has gone porous, water moves past the wearing surface and sits against the substrate, and because it is behind the tile nothing looks wrong from the room. The signs arrive late and elsewhere: a musty smell, a dark patch on the skirting in the adjoining hallway, swollen chipboard at the base of the vanity, a lifting floorboard on the other side of the wall, or paint bubbling on the far face. By then a job that was a strip and reseal can involve removing tiles, replacing sheeting and reinstating waterproofing, which is a different order of cost and requires the wet area to be rebuilt to the waterproofing standard. Bathroom repairs are quoted by scope rather than by the hour, and the variables are few enough that photographs usually price the job. The first is how much has to come out: a single shower corner reseal is a contained job, a full strip and reseal of every wet joint in the room is more, and a shower base regrout is more again because raking out old grout across a whole floor is slow work. The second is preparation and contamination, since a joint with established mould growth behind it needs treating and drying before anything is applied, and that drying time is real even though it is not visible labour. The third is whether tiles are involved, because replacing a chipped or drummy tile means sourcing a match, and in a bathroom from a 1970s Belconnen home the honest answer is often that an exact match no longer exists, which changes the recommendation. Three levels, and most bathrooms need the cheapest. A reseal is the answer when the tiles and substrate are sound and only the flexible joints have failed, which is the majority of leaking shower complaints and is a job measured in hours rather than weeks. If the room is otherwise serviceable, resealing every two to five years is simply maintenance and it is the highest-return money you will spend on a bathroom. Repair is the next level, covering porous or missing grout, a handful of failed tiles, a shower screen out of square, and vanity cabinetry that has swollen or dropped. This keeps a functional bathroom functional without touching the waterproofing, and it is the right call when the layout works and the fittings are sound even if the style is dated. Renovation becomes the honest answer when the waterproofing itself has failed, when water has reached the substrate and sheeting needs replacing, when the tiles are drummy across an area rather than in one spot, or when the fittings and layout no longer suit the household. At that point patching is money spent twice, and the work moves to kitchen and bathroom renovation. How much do bathroom repairs cost?

Repairs are quoted by scope, and most can be priced from photographs. How long before I can use the shower again?

Allow a full 24 hours after resealing before the shower goes back into service. Silicone skins over in under an hour and feels done, which is exactly why people use it too early and then wonder why the seal failed inside six months. Fresh grout also needs to cure before it gets soaked. If the bathroom is the only one in the house, tell us when booking and the work can be sequenced so the room is out of action overnight rather than through a day.

Why does my silicone keep going mouldy?

Almost always because the previous bead was applied over the old one instead of the old one being cut out completely. Mould growing in the original joint keeps growing underneath the new silicone, so it blackens from behind and no amount of cleaning touches it. The other contributors are a joint that was never fully dried before sealing, and a bathroom with poor ventilation, which is common in Canberra winters when nobody opens a window at a 1°C morning. A proper strip-out, treatment and sanitary-grade reseal fixes it.

Can you fix cracked or missing grout?

Yes. Cracked, crumbling or washed-out grout is raked out to a consistent depth across the full joint rather than skimmed over, then regrouted with the product mixed to the manufacturer's ratio and worked fully into the joint. Hairline cracking along the floor to wall junction is treated differently, because that is a movement joint and it should be sealed with flexible silicone rather than rigid grout, which is why it keeps cracking if someone has grouted it. Drummy or chipped tiles are assessed at the same time.

Do you carry out plumbing work?

No. Zenith does not hold an ACT plumbing licence and does not carry out licensed plumbing work, and it is worth being blunt about that because plumbing is regulated in the ACT for good reason. Anything involving the water supply, waste, drainage or the installation and connection of fixtures goes to a licensed plumber, and we will engage and coordinate one into your job rather than leaving you to chase trades. What Zenith does is the sealing, grouting, tiling, fixing and cabinetry side of a bathroom.

Can a leaking shower be fixed without retiling?

Very often, yes, and it is worth checking before accepting a quote to rebuild the room. If the leak is coming through failed silicone or porous grout while the tiles and the waterproofing membrane beneath them are still sound, a full strip, treat and reseal will stop it, and that is a job of hours rather than weeks. Where the membrane itself has failed, or the substrate behind the tiles is wet and deteriorating, no amount of resealing will hold and the wet area has to be rebuilt properly.
